My rent has increased significantly. can I make a counter-offer or negotiate?

Yes, you can negotiate a rent increase.

If you feel a proposed rent increase feels too high, submit a counter-offer - along with your reasons - to your property manager. They will talk it over with the landlord.

One good way to help this process is to take a look at comparable rentals in your area to see if the increase is in line with the going market rate in your area. This will give you an indication as to whether the increase is reasonable or not.

 

While the landlord has the final say and doesn’t have to accept your counter-offer, many are open to negotiation, especially if you’ve been a great tenant. 

 

Can I pay my rent on a different day?

Yes, you can change the day you pay your rent!

Speak with your property manager about switching the payment date to better fit your pay cycle.

Once it’s agreed upon, you can start paying rent on the new scheduled day. This can help you manage your finances better and ensure your payments are always on time.

 

Do I need insurance at my rental property?

While landlords usually have their own insurance for the building, it's important for tenants to think about their own insurance.

Tenant insurance can cover your personal belongings and provide liability protection if things go wrong, so It's definitely worth considering!

 

Can I repaint the rental property I live in?

Want to give your rental a fresh look or add a personal touch?

Repainting is definitely an option, but it’s essential to get permission from your landlord first.

The best way is to send a request to your property manager outlining your plans.

Like any modification, approval is at the landlord's discretion. They may decline the request, or include some restrictions around paint colours, paint quality or specify certain areas where you can and can't paint.
